Step 1: Pre-Qualification – Start Strong!
The first step to getting a mortgage is pre-qualification. This step sets the foundation for your home-buying journey. It’s quick and gives you a good idea of what you can afford based on your financial situation. Here’s how it works: you’ll submit an application, and we’ll pull and review your credit score. A few documents may be needed, but don’t worry, it’s straightforward and simple. My team and I often get our clients pre-qualified the same day they apply – talk about fast!
But why stop there? If you’re serious about getting that perfect home and want to be competitive in the market, then getting pre-approved is the way to go! A pre-approval is a much stronger commitment because it's based on a full review of your financial details. It's one of the best tools you can have when making offers on homes. It shows sellers you’re not just browsing – you mean business, and you’ve got a lender who’s ready to back you up.

Step 2: Processing – Keep the Ball Rolling
Now that you’re pre-qualified or pre-approved, it’s time to move to the processing stage. This is where the magic starts to happen behind the scenes. Your loan file will be assigned to one of our processors, who will gather additional documentation from you (like income verification, asset statements, and credit checks). Our team will also order key services, such as a home appraisal and title insurance.

Step 3: Underwriting – Time for a Decision
Once your file is complete, it moves to underwriting. This is where the underwriter reviews everything to make sure your loan meets the program guidelines and requirements. If everything checks out, you’ll receive either a conditional approval (meaning we need just a few more things before moving forward) or a full approval (which means you're clear to close!).

This document outlines all the fees and costs associated with your loan. We encourage you to review it carefully and, of course, ask us any questions. Remember, we’re here for you at every step!
My team and I have made closing as simple as possible. In fact, 85% or more of your closing documents can be signed digitally, so no need to worry about writer’s cramp! A few papers might still require an old-fashioned signature, but after that, you’re all set for the best part of the process.
Step 5: Funding – The Finish Line!
Finally, we’ve arrived at funding. This is when the lender sends the money to the Settlement Agent, and the documents are reviewed one last time to ensure everything is in order. Once we give the green light, funds are disbursed, and guess what? You’re officially a homeowner! Time to grab those keys and celebrate!
